We Handle JMB from Start to Finish

What does the Strata Management Act require?
Under Act 757 (Strata Management Act 2013), any modification to common property — including car park areas — requires written approval from the JMB or MC via a resolution. Trexon provides a fully drafted resolution template, technical drawings, and financial projections to make the approval process seamless.
What does JMB approval involve?
The JMB or MC must pass a resolution at a general meeting. Trexon prepares the full proposal package: site layout drawings, load study report, financial model, insurance certificate, and draft resolution wording. We attend the meeting to present if required. Most approvals take 4–8 weeks.
Common objections and how to address them
The most common objections are: (1) Cost to JMB — addressed by revenue sharing where JMB earns income with zero capex. (2) Disruption during installation — addressed by our 3-5 day installation schedule timed to minimise common area impact. (3) Fairness to non-EV owners — addressed by the fact that charging revenue can offset JMB maintenance fees.
Insurance and liability
Trexon provides a RM5 million public liability insurance certificate covering the charging equipment and installation. The JMB's existing building insurance is not affected. Under the CaaS model, Trexon carries all equipment liability as we own the hardware.
Metering and billing for individual residents
Each charging session is sub-metered via the OCPP backend. Residents receive itemised receipts. The JMB receives a monthly revenue report. There is no co-mingling with the building's common TNB meter — the charger operates on its own dedicated supply and metering.

How much does it cost to install a DC charger in a condo?
A 50kW Starter installation starts from RM150,000 fully installed (2 bays). A 120kW Standard hub starts from RM350,000 (4 bays). A 240kW Premium hub starts from RM700,000 (8 bays). All pricing includes charger hardware, civil works, TNB supply upgrade, OCPP commissioning, and first-year maintenance.
Do we need JMB approval?
Yes. Under the Strata Management Act 2013, modifications to common property require JMB or MC approval. Trexon prepares a complete proposal package and attends your meeting to present. Most JMBs approve within 4–8 weeks.
Will it increase our TNB bill?
No. The charger operates on a dedicated sub-meter — residents are billed per session. The cost does not appear on your common area TNB bill. Trexon also implements load management to prevent demand charge spikes.
Can residents pay per use?
Yes. Residents pay via QR code, app, or RFID card. Supported methods include TNG eWallet, Visa/Mastercard, and FPX. The JMB sets the tariff. Trexon provides the full billing backend.
What happens during a power outage?
DC chargers automatically disconnect and restart when power is restored. Interrupted sessions are not billed. The OCPP system logs all events. Optional UPS can be added for communications equipment.
How many parking bays are needed?
Starter: 2 bays. Standard: 4 bays. Premium: 8 bays. Bays should ideally be near the electrical distribution room to minimise cable run costs. Trexon identifies optimal placement during the free site assessment.
Is it compatible with all EVs?
Yes. All installations use CCS2 — Malaysia's mandated standard. This covers BYD, Tesla (with adapter), Volvo, BMW, Mercedes, Hyundai, Kia, and all other EVs sold in Malaysia.
Who maintains the charger?
Trexon provides 12 months warranty and maintenance on all installations. Under the CaaS or Revenue Sharing model, Trexon handles all maintenance at no cost to the JMB indefinitely.
Can visitors use the charger?
Yes — visitor access is configurable. The JMB can set different tariffs for visitors vs residents, apply time limits, or restrict to residents-only during peak hours. Visitor charging can be an additional revenue stream.
What is the warranty on the charger hardware?
ABB and Kempower units carry 2-year manufacturer hardware warranty. Trexon adds a 1-year installation and workmanship warranty. Under CaaS and Revenue Sharing, Trexon's operational warranty covers hardware replacement at no cost to the JMB.
