Get QuoteCommercial Energy Audit
Stop guessing where the kWh goes. Our MS 1525-aligned energy audit covers electricity, HVAC, lighting, motors, compressed air, refrigeration, and process heat. Investment-grade report. Bankable savings projection. RM 4,000 – RM 25,000 fixed-fee.

From RM 4,000 walk-through · RM 25,000 investment-grade
What we audit
Every energy end-use is measured, not estimated. We identify the real waste, not the textbook waste.
Electricity & Maximum Demand
Baseline kWh and MD (kVA) profiling against TNB tariff blocks. We identify peak demand spikes, poor power factor penalties, and half-hourly load shape to right-size any solar + battery pairing.
HVAC & Chillers
Chiller COP benchmarking, AHU fan speed analysis, cooling tower drift loss, and thermostat setpoint audit. Typically 30–50% of a commercial building's electricity bill — the highest-return target.
Lighting
Lux-level mapping against MS 1525 recommended illuminance. We calculate kWh savings from LED retrofits, daylight zoning, and occupancy-sensor controls — with a room-by-room payback table.
Motors & Pumps
Load factor and efficiency class assessment for all motors ≥3.7 kW. VSD retrofit sizing, rewound motor efficiency loss estimates, and pump affinity-law savings projections.
Compressed Air
Leak detection (ultrasonic), operating pressure vs. equipment requirement, air receiver sizing, and compressor part-load efficiency. A 10% pressure reduction saves ~5% energy — often RM 50,000+/yr in factories.
Refrigeration & Cold Rooms
Refrigerant charge, condenser fouling, evaporator defrost cycle, and door seal integrity checks. Cold room envelope U-value assessment for food & pharma facilities.

Standards we map to
Our findings are structured so the same data supports multiple certification and incentive frameworks simultaneously.
MS 1525
Malaysian standard on energy efficiency and use of renewable energy in non-residential buildings — our primary benchmark.
MGTC LCCF
Low Carbon Cities Framework & Assessment System — relevant for facilities seeking GreenRE or MyHIJAU certification.
GreenRE
Green Real Estate rating system aligned to MGTC. Our audit evidence supports GreenRE Energy credits directly.
ISO 50001
International Energy Management System standard. Our Level 3 audit includes a gap analysis to identify what's needed for certification.
How the audit works
Four clear phases from first call to final report. No surprises.
Step 1 — Kick-Off & Data Request
We issue a data request list covering 12 months of TNB bills, equipment schedules, floor plans, and operation hours. A 1-hour kick-off call aligns scope and access logistics.
Step 2 — Site Instrumentation
Our engineers install data loggers, clamp meters, lux sensors, and compressed air leak detectors. For Level 1, this is a visual walk-through only.
Step 3 — Engineering Analysis
We model your baseline energy use, benchmark it against MS 1525 targets, rank ECMs by NPV, and size any solar + battery configuration against your actual demand profile.
Step 4 — Report Delivery & Q&A
Final report delivered in PDF and editable Excel. We present findings to your engineering and finance teams and answer questions in a 90-minute handover session.
Know exactly where your energy budget is going
Most Malaysian facilities overpay by 15–30% on their TNB bill. A Level 2 audit typically pays for itself within 3 months of implementing the top 3 ECMs.
